Furnace prices in Brampton
A single-stage gas furnace typically costs $4,150 to $6,750 installed in Brampton, before 13% HST. In the city’s larger houses the bigger question is one system or two: replacing two furnaces and two central air units typically runs $16,600 to $31,200.

Big houses: get the size right first
Much of Brampton was built from the 1990s on, in areas such as Springdale, Castlemore, Mount Pleasant and Credit Valley, and many detached houses there have 2,500 square feet or more, an open-to-above family room and a finished basement. Size drives the price more than the 4% GTA premium over current Ontario furnace prices, and rule-of-thumb arithmetic shows why the size must be worked out. Take a 3,200 sq ft two-storey built in 2006:
| Check | Rule of thumb | Result |
|---|---|---|
| Heating | 25 to 45 BTU/h per sq ft | 80,000 to 144,000 BTU/h |
| Cooling, above-grade floors | 1 ton per 500 to 700 sq ft | about 4.6 to 6.4 tons |
A CSA F280 room-by-room load calculation is the proper sizing method in Canada.
The heating spread is too wide to buy from, and the cooling result reaches past the 5 tons where single residential central air units top out. A newer, well-insulated house sits toward the low end, and a room-by-room calculation can come in lower still. That calculation tells you whether one system can do the job or the house needs two.

One system or two
| Detail | One system with zoning | Two separate systems |
|---|---|---|
| Typical installed price | $8,300 to $15,600, plus zoning | $16,600 to $31,200 for two furnace and AC sets |
| What it is | One larger furnace and AC, duct dampers, a thermostat per zone | Two sets, each serving its own floors |
| Upper-floor comfort | Good when ducts and zoning are designed together | Strong: the upper floor has its own equipment |
| If one part fails | The whole house loses heat | The other system keeps part of the house warm |
| Best for | Houses one residential system can handle | Very large homes, or houses built with two sets of ducts |
Typical ranges before 13% HST, Brampton adjustment included. Zoning adds dampers, a control panel and a thermostat per zone ($150 to $600 each); ask for it as a separate line.
A house built with two sets of ducts almost always keeps two systems, so ask installers to price each system alone and the pair together.

- Two-stage furnace$5,700 to $8,300
- Central AC$3,950 to $7,300

Ontario ranges raised about 4% for GTA labour. Larger houses sit toward the top of each range: bigger equipment and more duct work.
Two-stage and modulating furnaces in big houses
In a large two-storey house, a single-stage furnace runs flat out and then stops, so the upper floor swings between warm and cool. A two-stage furnace ($5,700 to $8,300 here) or a modulating one ($7,300 to $11,450) with a variable-speed blower runs long, low cycles that even out the floors and suit zoning. Houses with a basement apartment or second unit
Many Brampton houses have a second unit, usually a basement apartment. One furnace serving two units raises code questions about fire separation and air moving between units, and each household wants its own control. Check the City of Brampton’s rules on second units first, and tell every installer the unit is there so the quote and permit match the house.
Ask before you sign, in a two-unit house
- Does one furnace serve both units, and what does the code require where ducts pass between them?
- Is the second unit registered with the City, and will the new equipment match what was approved?
- Can each unit set its own temperature?
- Is the equipment sized for the whole house, both units together?
One way to give the lower unit its own heating and cooling is a ductless mini-split, typically $3,650 to $6,750 for one zone here; whether that suits your house under the code is a question for the city and your installer. See ductless mini-split prices.
Alarms in a two-unit house
Ontario requires working smoke alarms, and carbon monoxide alarms in homes with a fuel-burning appliance. With a second unit, both units need them.
Older Bramalea houses
Bramalea, planned as a satellite city and built up mostly in the 1960s and 1970s, has bungalows, semis, back-splits and townhouses that are simpler jobs and often price in the lower half of the Brampton range. Watch for a water heater left on the old chimney ($300 to $1,500 for a liner), ducts sized for heat only and an older panel. The decade table on our Mississauga furnace prices page fits these houses too.
Running costs in a large house
Enbridge Gas supplies natural gas in Brampton and Alectra Utilities delivers electricity. A big house uses more of both, so efficiency pays back faster. A heat pump for a large house may need two outdoor units and electrical work ($500 to $2,500, plus $2,000 to $4,500 if the panel needs upgrading); compare costs in the heating cost calculator.
Heat pumps can qualify for a Home Renovation Savings rebate when the product and home meet the rules and approval comes before installation; a gas furnace or central AC alone is not eligible. Rules change, so confirm before you buy.

Permits and who does the work
A straight swap is simpler than converting an electric or oil house to gas or adding ductwork, which can call for a heat loss calculation and a duct layout with the permit application. The installer usually arranges the permit; check with the City of Brampton’s building division, especially with a second unit. Gas work requires a TSSA-registered contractor. Questions people ask
What size furnace does a 3,000 sq ft house in Brampton need?
It depends on the house, not just the floor area. The rule of thumb gives 75,000 to 135,000 BTU/h for 3,000 sq ft, far too wide to buy from. A well-insulated house built since the 2000s often lands near the low end or below once a CSA F280 room-by-room calculation is done at Brampton’s design temperature of about -19°C. Ask every installer for it.
Should I replace both furnaces at the same time?
If both are about the same age and past 15 years, usually yes: one visit, one permit process, matched equipment and no second breakdown next winter. If one is much newer, replace the older one now and plan the other. Ask for both prices separately and together to see what the combined job saves.
Can one furnace heat my house and the basement apartment?
Sometimes, but it is a code question as well as a comfort one. Where one forced-air system serves two units, Building Code and Fire Code rules on separation between units apply, and the city has requirements for registered second units. Check with the City of Brampton, and tell the installer about the unit before quoting.
Are furnace prices in Brampton lower than in Toronto?
Usually a little. By our estimate, Brampton prices sit about 4% above the provincial range, against about 8% in Toronto, because most houses have driveways, open basements and room for outdoor units. Larger Brampton houses still cost more in total, since they need bigger equipment or a second system.
