Furnace prices in Barrie and area
A new gas furnace in Barrie typically costs $4,000 to $6,500 installed before HST, in line with the Ontario range, and a two-stage model $5,500 to $8,000. In the townships around the city, beyond the gas mains, the bigger decision is whether to stay on propane or oil or move to a heat pump.
Start with the fuel that heats the house now. It decides which prices on this page apply: gas and propane furnaces follow typical Ontario furnace prices, while oil jobs are priced case by case.
- Natural gasMost homes in the city. A straight furnace replacement, priced like the rest of Ontario.
- PropaneCommon on rural and cottage properties. Furnaces cost about the same as gas; a heat pump is worth pricing.
- Heating oilOlder rural homes. Fewer installers, case-by-case quotes, and a tank to deal with if you switch.

On natural gas: homes in the city
Most Barrie houses heat with natural gas from Enbridge Gas, and most furnace jobs are like-for-like replacements. Two kinds of house drive the variation.
Newer subdivisions, especially in the south end, put the furnace in an open basement with a short PVC vent run, so the quote moves mainly with the furnace you pick. These houses are often tighter than their original furnace's rating assumed, and a proper load calculation can call for a smaller unit.
Older homes downtown and in Allandale, from the early 1900s through the post-war years, bring older chimneys and basements. Budget for a liner if a gas water heater stays on the chimney after the furnace moves to side-wall venting ($300 to $1,500) and for gas line changes if the furnace moves ($300 to $1,200).
On running costs, Enbridge gas is still the cheapest heat at current rates, and the city's electricity comes from Alectra Utilities. The heating cost calculator compares a furnace and a heat pump on your bills.

On propane: rural and cottage properties
Beyond the gas mains, in parts of Oro-Medonte, Springwater and Innisfil and at many year-round cottages, propane is the usual furnace fuel. A propane furnace is generally the same equipment as a natural gas furnace fitted with a conversion kit, so installed prices sit in the same range: $4,000 to $6,500 for single-stage. The tank is often rented from the propane supplier, who handles moving or resizing it.
Propane costs more per unit of heat than natural gas, so heat pumps get a serious look here: $9,000 to $18,000 for a ducted cold-climate system. Keeping the propane furnace as backup, a dual fuel system at $11,000 to $20,000, lets the heat pump do most of the work while propane covers the deepest cold. Older 100-amp service may need electrical work ($500 to $2,500) or a new panel ($2,000 to $4,500).
On oil: older rural homes
Oil furnaces are now uncommon and fewer installers work on them, so we do not publish a typical range: oil replacements are priced case by case. When an oil furnace or tank nears the end of its life, owners usually compare a new oil furnace, a switch to propane, or a heat pump with electric or propane backup. Home insurers often ask about an oil tank's age.
Whichever you choose, ask for removal of the old tank as a separate line item. If natural gas runs along your road, ask Enbridge Gas about a service connection first; gas line work inside the house typically adds $300 to $1,200.
Rebates for homes not heated by natural gas
Ontario's Home Renovation Savings program treats homes heated by electricity, oil, propane or wood on the Ontario grid differently from Enbridge natural gas customers. At our October 4, 2026 check, its published cap for a purchased air-source heat pump was $1,250 per ton up to $7,500 in that non-gas category, against $500 per ton up to $2,000 for gas customers. Eligibility depends on the exact product, the home and ownership, approval is required before installation, and programs change, so confirm before you buy. Snow-belt winters and sizing
Barrie's winter design temperature is about -24°C, colder than the GTA, and squalls off Georgian Bay can drop a lot of snow in a few hours. Two things follow. First, size the system with a CSA F280 heat loss calculation at that temperature; our furnace size calculator gives a first estimate.
Second, keep side-wall vents clear. If drifting snow blocks the intake or exhaust pipe of a high-efficiency furnace, a safety switch shuts it down, a common cause of no-heat calls after a storm. Ask the installer to terminate the vents well above your usual snow line, and to set a heat pump's outdoor unit on a raised stand for the same reason.

Requirements depend on the scope of work. Your installer usually arranges any permit.
Each municipality sets its own requirements. Your installer usually arranges any permit and includes it in the quote ($75 to $300 where one applies); check with the building department if you are unsure. Gas, propane and oil work in Ontario falls under TSSA rules: hire a TSSA-registered contractor and ask for the registration number.

Questions people ask
Why does my furnace stop working after a snowstorm?
Most often snow or ice has blocked the side-wall intake or exhaust pipe, and a pressure switch has shut the furnace down for safety. Clear both pipes gently by hand; if the furnace does not restart, turn it off and on at its service switch. If it keeps happening, ask about raising the vents. If you smell gas, leave the house first.
Should I replace my propane furnace with a heat pump?
It is worth pricing. Propane costs more per unit of heat than natural gas, so a cold-climate heat pump ($9,000 to $18,000 installed) often cuts running costs, and many rural owners keep the propane furnace as backup. Propane-heated homes fall in the Home Renovation Savings non-gas category, which had higher published caps at our last check; pre-approval is required and programs change.
Can I switch from oil to natural gas?
Only if Enbridge Gas has a main near your property, so ask Enbridge about a service connection first. If it does, expect a new gas furnace at $4,000 to $6,500, gas line work inside the house of $300 to $1,200, and the cost of removing the oil tank. If not, compare propane and a heat pump.
Are furnace prices in Barrie higher than in the GTA?
Not as a rule: Barrie quotes track the provincial range. Differences show up in the house. Older downtown homes carry chimney and venting work, and rural properties can add travel, fuel conversions and electrical upgrades. Two or three written quotes for the same scope of work show what is fair for your home.
How big a furnace does a Barrie house need?
It depends on the house more than the city. A CSA F280 heat loss calculation at about -24°C sets the size. As a rough guide, homes need 25 to 45 BTU/h per square foot, newer and tighter homes at the low end, older ones at the high end. Many existing furnaces are bigger than needed.
